Our restaurant buildout in St. Johns FL for Jax Fish Fry transformed a bare space into a fully operational eatery. Located in The Fountains, this complete buildout included commercial kitchen hoods, walk-in coolers, fryers, sinks, soffits, and durable finishes tailored for busy restaurant operation. The project started from an empty shell and required everything a restaurant needs.

Project scope

A restaurant buildout from an empty shell is one of the most services-heavy projects in commercial construction. Before any finish is chosen, the space needs grease-rated extraction, gas or heavy electrical supply, refrigeration power and drainage, floor drains and grease management, hot and cold water to multiple stations, and a ventilation strategy that keeps the kitchen negative to the dining room. At Jax Fish Fry all of that was installed new.

Kitchen infrastructure comes first

Commercial kitchen hoods, walk-in coolers, fryers and sinks are not equipment that gets added at the end. Their positions dictate structural loads, service routes, drainage falls and clearances, so the kitchen layout has to be locked down before partitions are framed. Changing a fryer position late in a restaurant build is expensive in a way that moving a desk never is.

Finishes built for service

Soffits and durable finishes matter in a working restaurant for practical reasons as much as visual ones. Soffits conceal the extraction and services runs that a kitchen and dining room generate while shaping the room. Surfaces have to survive daily cleaning, heat, moisture and constant footfall, and still look right to a customer sitting under them. Specifying for a busy service rather than for an opening-night photograph is what keeps a restaurant interior looking good in its third year.
