Suite Style Salon

At Total Salon IBI combined 5 existing spaces into a 6,000 square foot salon. The space housed 29 new beauty suites which each included a hair washing and cutting station. These custom rooms required expert planning to make sure all electrical, plumbing, millwork and HVAC were correctly placed and functioned efficiently.

Project scope

Merging five separate tenancies into a single 6,000 square foot salon meant removing the boundaries between units that had been built at different times to different standards, then imposing one coherent layout across the whole footprint. The demising walls, floor levels and service entries all had to be reconciled before the new plan could be set out.

Twenty-nine suites, twenty-nine sets of services

This is what makes a suite-style salon technically demanding. Each of the 29 beauty suites needed its own hair washing and cutting station, which means every single room required hot and cold water, waste drainage, dedicated power and adequate ventilation. In a conventional fit-out those services are concentrated in a handful of wet areas. Here they had to be distributed across the entire floorplate, with drainage falls resolved for every basin.

Why the planning mattered more than the finish

Millwork, electrical, plumbing and HVAC had to be coordinated suite by suite before construction rather than resolved as work proceeded. A basin that cannot achieve its drainage fall, a station without enough power for the equipment, or a suite the HVAC cannot condition are all problems that are cheap to fix on a drawing and very expensive to fix once 29 rooms have been built. Getting that coordination right is the difference between a salon that operates efficiently and one that generates complaints from day one.
