Spec office suites inside new industrial shells are a distinct kind of build. The surrounding warehouse is finished, but the office footprint arrives as open slab and structure, with no interior partitions, no ceiling grid and services stubbed to a single point. Each of the three suites at Dundas Drive had to be laid out, framed, serviced and finished as a self-contained workplace while the wider site stayed operational.
Because the suites were built speculatively rather than for a named tenant, the finishes and layout needed to suit a broad range of incoming businesses without committing the landlord to a fit-out that a future tenant would immediately want changed. That balance between usable on day one and adaptable later drives most of the decisions on a spec office build.
